RAND is seeking a qualified, motivated, and entrepreneurial Inspector to help assist in the performance of Special, Progress, and Energy Inspections across all the teams at RAND. Inspections will take place on a vast variety of projects, such as Capital Improvement Programs, FISP Repairs, Sidewalk Vault Replacements, Parking Garage Repair Programs, Mechanical Upgrades, and Interior Renovations.

Job Responsibilities/Duties:
- Perform Special/Progress/Energy Inspections on current and upcoming projects throughout the NYC metro area, NJ, Long Island, and Westchester.
- Must be able to read, understand, and interpret all construction plans/drawings, specifications, project schedules, submittals, shop drawings, and other project/contract documents, and perform on-site inspections to ensure compliance with all referenced documents, building codes, and industry standards.
- Must be able to maintain meticulous records, including field notes, and prepare inspection reports in a timely manner.
- Must have familiarity with the latest building codes, code-mandated construction compliance items, and industry standards.
- Must be available to attend Pre-Construction Meetings, Progress Meetings, and progress and final inspections.
- Must be able to immediately communicate all non-conformance items to the attention of the contractors, RAND Project Manager, and the Applicant of Record.
- Must be able to communicate daily with project managers, contractors, and other Special Inspectors regarding the project status, inspection planning, and Special Inspection schedules.
- Must have the ability to coordinate/communicate effectively with contractors, colleagues, clients, and project teams regarding construction project activities.
- Must have a strong attention to detail.
- Must be punctual and efficient.
- Must have excellent verbal and written communication skills.
- Must be able to comfortably maneuver through active construction sites at existing and new buildings, including crawl spaces, cellars/basements, interior spaces, facades, roofs, bulkheads, etc. and will be expected to perform inspections from suspended and supported (pipe) scaffolding, including ladders, baker scaffolds, and boom lifts.
- Must have ability to perform multiple inspections on a daily basis.
- Must have the ability to effectively work independently and collaboratively in a team environment, both with internally and externally parties.
- Must be able to perform additional responsibilities as required by business needs.
- Must have an entrepreneurial spirit in finding Special Inspection opportunities that support billing metrics.
- Must have an understanding of the importance of utilization rates, billable hours, and profitability.
Requirements:
- Active certifications for all or some of the following credentials:
- ICC Concrete Special Inspector
- ACI Concrete Inspector
- ICC Masonry Special Inspector
- ICC Steel Bolting Special Inspector
- ICC Steel Welding Special Inspector
- AWS Steel Welding Inspector
- ICC Mechanical Systems Special Inspector
- ICC Sprayed Fire Resistant Materials Special Inspector
- Must have experience performing all or some of the following Special/Progress/Energy Inspections:
- Chimneys and Vents
- Heating Systems
- Mechanical Systems
- Sprinkler Systems
- Standpipe Systems
- Concrete Cast-In-Place
- Structural Stability - Alterations of Existing Buildings
- Structural Steel - Details
- Structural Steel - High Strength Bolting
- Structural Steel - Welding
- Exterior Insulation Finishing Systems (EIFS)
- Fire-Resistant Penetrations and Joints - Firestop
- Masonry
- Post-Installed Anchors (Concrete & Masonry)
- Sprayed Fire-Resistant Materials
- Wall Panels, Curtain Walls & Veneers
- Tenant Protection Plan Compliance
- Energy Code Compliance (Commercial & Residential)
- Fire-Resistance Rated Construction
- Footing and Foundation
- Lowest Floor Elevation
- Public Assembly Emergency Lighting
- Structural Wood Frame
- Must have or be able to obtain the following certifications:
- 4-Hour Supported (Pipe) Scaffold User
- 16-Hour Suspended Scaffold User
- Must have documented proof of minimum relevant experience and certifications to perform the above-cited Special/Progress/Energy Inspections as required by the building codes.
- Bachelor’s Degree in Architecture or Engineering preferred, but not required if candidate has relevant experience and certifications, as required by the building codes.
- Registered Architect and/or Professional Engineer licensed in the States of New York and New Jersey is a plus, although not a requirement if qualified through supplemental education/certifications/experience.
